This is an honest read, not advice. Decide for yourself and talk to your own professionals.

What's actually true today. There is no data center proposed, permitted, or under construction in ZIP 30058 that I could verify. The nearest large proposal is in Ellenwood, in a different ZIP. You are not buying next to a construction site.

What's genuinely unresolved, and it's significant.

• The moratorium now expires March 30, 2027 — extended on July 7, 2026. That bought time, but the ordinance that would have replaced the pause with permanent standards — buffers, size caps, industrial-only siting — was voted down unanimously on June 23, 2026. DeKalb currently has no data-center-specific zoning rules at all, only a pause with an expiration date. That is not a stable situation, in either direction.
• South and east DeKalb hold the county's industrial land. The county has published a map showing where data centers could go. That land is concentrated on the majority-Black side of the county. This is the environmental-justice pattern this project exists to document, and 30058 sits inside it.
• The sewer system is under a federal consent decree. Snapfinger, the South River, and Snapfinger Creek are named in a Clean Water Act settlement requiring cleanup and rehabilitation.
